Your roof is one of the most important aspects of your home’s exterior, but how long should it last? It keeps your family safe and warm, but it’s constantly taking a beating from Mother Nature. At some point it will have to be replaced. As a prudent homeowner, you need to budget for this expense. 

In order to answer this question, we need to dig into the details of roofing to find the most accurate answer. Simply, the life of a roof depends on 4 main factors. We’ll look at each of these factors individually so you can determine the expected life of your roof.

#1 Materials Used

This is by far the largest determinant of how long a roof will last! There are a large variety of materials that you might have on your home. In order to determine the remaining life on your roof, you will first need to determine what type of material is current on it. 

We will cover the most common types of roofing material used in this article. If your material isn’t on the list, you can always call a roofing contractor. Most experienced ones will be able to tell you just from a picture what type of material you have.

Asphalt Shingles

Shingles are easily the most common material used in the industry, but there are a few different kinds. While the life expectancies we show below may seem like large ranges, keep reading to narrow down your specific roof within these ranges!

3-tab

This type of shingle is used by many production home builders due to its relatively affordable roof replacement cost. While it is affordable, it also has the shortest expected life of any roofing options. A typical 3-tab shingle like the Certainteed XT25, Owens Corning Supreme, or GAF Royal Sovereign will last anywhere from 15-25 years.

Architectural

This group of shingles are layered, giving them additional longevity and strength. Common architectural styles include the Certainteed Landmark, Owens Corning Duration, and GAF Timberline. These shingles have an expected life of 25-35 years.

Metal

Metal roofing is in a completely different category when it comes to how long a roof should last. In general, metal roofs are going to last a lot longer than shingles. However, even inside of this category there can be large variation in expected lives.

AG Panel

This type of metal is fairly common on residential homes due to the fact that it is on the more affordable side when it comes to metal roofs. The expected life of this type of metal panel ranges from 50-70 years. However, this is in the category of exposed fastener roofs, so it is not a completely hassle-free 50 years. You will need to maintain the fasteners and possibly even replace them every 20 years or so.

R-Panel

This panel system is very similar to the AG panel detailed above. The expected life will be identical, as will the potential issues with the exposed fasteners. The only variation is that you may see a slightly thicker gauge of metal used on this system.

Standing Seam

This is the longest lasting roofing system you can buy. For that reason, it is typically referred to as a “lifetime” roofing system. In contrast to the exposed fastener systems above, this is a concealed fastener system which makes it extremely long lasting. If you have a standing seam roof, you are likely good to go unless you see rust.

#2 Ventilation

Soffit Venting

Soffit vents come in 2 styles, they are either one continuous vent or they can be individual vents that are placed around the perimeter of the home. This is essentially what allows fresh air to be pulled from outside and into your attic, thus cooling down the internal temperature of your home and allowing your home’s cooling system to run more efficiently.

Attic Venting

The purpose of an attic vent is to exhaust the hot air from inside the attic with the use of your soffit vents. There are many different styles of attic vents and a roofing contractor can help you determine which one works best with your style of home. 

#3 Workmanship Quality

The quality of installation of your roof system is going to be one of the largest factors in determining how long your roof will last. A system that is installed properly can stretch out towards the longest end of the ranges we discussed above. On the flip-side, if installed improperly, your roof can need replacement far before the actual materials were designed for. There are 4 major categories of workmanship quality that determine this.

Decking Installation

Your roof decking is what the roofing materials are attached to. Think of this decking like the foundation of your home. Without a sound foundation, you can’t build a strong frame. The same holds true for roofing. 

The easiest way to see if the decking on your home is installed well is to go into the attic and look! You are looking for the decking to be securely fastened to the rafters and trusses. The deck sheets should also be staggered, like in a brick laying pattern, so there are no continuous gaps that span the roof deck.

If your deck is installed properly, you can rest assured that the life of your roof shouldn’t be compromised by this component. However, this is just the beginning…

Underlayment

Underlayment includes both the felt paper and ice/water shield installed on your roof. In order to determine if your home has ice and water shield, you’ll need to look at the base of one of the valleys on your roof. You can slightly life the shingles here and see if you see a sandpaper like material underneath. It will typically be black in color. If your home has this added protection, your system should last a few extra years. 

Shingles

The installation of the shingles on your roof will have a large impact on the longevity of them. Most shingles these days have a nail line and specific manufacturer specifications for how to install their products. If nails are driven into the shingles with too much, or not enough force, they will not be secured properly and can cause issues down the road. In the roofing industry, we call this over-nailing or under-driven.

Accessories

The quality of the workmanship on your roof accessories is crucial to making your roof last as long as possible. When we talk about accessories, we’re talking about sealing the areas around penetrations (pipes and chimneys) and walls. That is, pipe boots, step flashing, and counter flashing.

If all of the factors above related to workmanship are in order, you can expect that your roof is in a good position to last towards the longer end of the range specified about in the Materials Used section.

#4 Maintenance

Debris

This is considered any organic material that is naturally occurring outside. When debris is allowed to accumulate on the roof without being removed at least twice a year, it can cause water to dam up on the roof & in the valleys and seep under the shingles and cause leaks. 

Sealants

Should be checked twice a year and reapplied as needed. Caulking is not meant to be a permanent product and needs to be maintained to prolong the life of your roof. 

Flashing

This product diverts water away from areas of your home that are vulnerable to leaking and should be checked yearly to make sure that it is in good working order and kept free of debris.

It will also have a suggested waste percentage. You will need to take the total square footage and multiply it by (1+waste percentage). What is roof decking?

Roof decking is the substrate level of your roof, which provides the structure for the remainder of the roof to be installed on-top of. Generally speaking, there are two main types of roof decking used in Atlanta.

Plank Roof Decking

Plank decking was used in Atlanta home construction for years and years, but has quite a few deficiencies when it comes to longevity and integrity of the roof. This type of decking is typically some form of “1-by” boards. That is, 1”x6”, 1”x8”, 1”x10”, or some combination of these. This type of decking is measured in linear feet, as opposed to the square footage calculation we got from our aerial measurements.

Sheet Roof Decking

Sheet decking is a more modern material used for roof decking and boasts added longevity and integrity over plank decking. This type of decking is typically some form of sheets. The most common sheet sizes are 8’ by 4’. This type of decking is measured in square footage, which makes it easy to approximate from our aerial measurements. 

It is important to note that not all “Sheet” decking is the same. There are two main types of sheet decking: OSB and Plywood. If budget is not an issue, we recommend going for the plywood decking option, as it provides a more sound decking structure for installation of the other roof components.

When does roof decking need to be replaced?

The decking on your roof will only need replacement in the case that it is rotten, or out of building code. Unfortunately, many houses with plank decking are no longer up to code in Atlanta and MUST be replaced when the existing roof is removed. This is probably the only aspect of the roof budgeting process that is impossible to forecast with 100% accuracy. Your roofing contractor will typically specify a cost for roof decking replacement on a per-foot basis.

How much roof decking should I budget in my roof replacement?

If your existing roof is installed on plank decking, we recommend budgeting for a FULL replacement of the decking on the home. However, if the existing roof is installed on sheathing (OSB or Plywood sheets) then you can typically get away with just a couple of pieces. 

As a general rule of thumb, budget 1 sheet per 1000 square feet of roof space from the aerial measurement report.

How much does roof decking cost?

Roof decking is a commodity, because the wood can be used in many different ways in construction. Because of this, you’ll need to check with your local building supply store in order to get the most up to date information. 

We typically recommend either HomeDeport, Lowes, or Ace Hardware for a ballpark estimate. You can also just google “OSB sheet price HomeDepot” in order to get pricing.

Roof Decking Requirements in Atlanta, Georgia

As of 2021, any plank decking that has greater than a ⅛” gap between the planks MUST be replaced with sheathing. This requirement has been imposed by the shingle manufacturers, which means that your roof warranty will be void if careful attention is not paid throughout the installation process. If your contractor is pitching you on leaving the existing plank decking, just be sure that you have proof it holds up to these standards.

What is Roof Underlayment?

If you want to have the best type of roof in Atlanta, this is a SUPER important aspect of the roof that you need to understand. Roofing underlayment is the final waterproofing layer of your roof. How much does a metal roof cost in 2022? – A Simple Guide

Metal roofing is becoming more and more popular. One of the biggest questions we get is how much does a metal roof cost and is it worth it?

Most homeowners are aware that a metal roof replacement will cost more than standard architectural shingles, but how much more?

This article will walk you through the different types of metal roofs and the costs of each. There is a large price range even within the subcategory of metal roofing. There are two major types of metal that you’ll see used, which are called exposed fastener and concealed fastener.

Exposed Fastener

This type of metal has attached to the roof deck with screws that typically have a rubber washer or cap head on the screws. This is due to the fact that the fasteners will be exposed to the elements and more prone to rust than the standing seam metal option. The largest benefit of this type of metal is the price. All of the below types of exposed fastener roofing systems can be installed for $4.50-$5.50 per square foot, depending on current market conditions.

AG Panel Metal: This is a very common option used on residential and commercial buildings. With full installation, it will cost around $5 per square foot.

R Panel Metal: This type of metal is more common on commercial buildings and is often used for both the roof and siding on commercial buildings. The cost is very similar to that of AG Panel, coming in around $5 per square foot.

5V Crimp Metal: This option comes at a slightly higher cost at around $5.50 per square foot. You will typically see 5V crimp metal used in more rural areas.

Corrugated Metal: This option comes in again around $4.50 per square foot. Corrugated metal is typically used on sheds and detached garages due to it’s affordability. 

Concealed Fastener

Standing Seam Metal: This is the most expensive metal option, but comes with enhanced visual appeal and extreme longevity. A well installed standing seam metal roof will run between $8-$14 per square foot depending on some of the other factors we discuss below.

While the panel system you choose is a large factor in determining cost, there are a few other factors that come into play as well.

  1. Type of Metal: There are a number of different choices when it comes to the type of metal used on a metal roof. Steel has been common in the past, but modern aluminum products like Galvalume are now taking over the market. While they last longer, they also come with a higher price tag.
  2. Gauge of Metal: Gauge refers to the thickness of the metal panels. The thicker the metal, the higher the cost. It also increases the longevity of the metal though.
  3. Paint Used on Metal: If you choose to go with a painted metal panel roofing system, you will have a number of options on the type of paint that is applied to the metal.   4. Complexity of Roof: A simple gabled roof will be far lower in cost than a roof with many valleys, hips, and dormers. The complexity of your roof will play a large role in the cost.

How To Deal With Roof Storm Damage in 2022? – A Step by Step Guide

In Georgia, we experience the worst storms in the summer months when remnants of hurricanes pass through. This can result in significant roof storm damage.

However, we also tend to get significant rain into the winter and early spring months. We live in one of the most dense tree environments in the country, so our roofs are constantly dealing with debris falling and nature wearing away at them.

It’s very likely that you’ll experience storm damage to your roof over the years of owning a property. This guide helps you understand what to look for when diagnosing storm damage and what you can do to mitigate the damage.

Main Types of Roof Storm Damage

Following the passing of a storm, you’ll want to do a full walk-around of your property to make sure you document all of the damage before time passes. This will give you the documentation needed down the road if you decide to hire a restoration contractor or file an insurance claim.

During your walk-around, you’ll want to make sure you look out for the following types of storm damage to your roof:

Wind Damage

In Georgia, wind damage is a fairly common occurrence. This is most common on three-tab shingles.

If your shingles look like the picture below, you most likely have three-tab shingles that are more susceptible to wind damage.

The biggest signs of wind damage to your roof are flipped shingles, creased shingles, and displaced shingles. Obviously, if you find shingles laying in the yard, that is a sign of damage. However, creasing can be far more difficult to spot from the ground, but is just as detrimental to the roof.

This shingle is close up and extremely creased, so it probably seems obvious that the shingle is damaged. However, from the ground it can be very hard to determine if your roof has wind damage. It’s likely best to have a roofing contractor do an inspection for you either via drone or on the roof.

Hail Damage

While not quite as common in Georgia, hail damage comes in waves. Various areas of metro Atlanta and the surrounding areas typically experience hail once or twice per year. Some of the more recent hail storms have happened in the Roswell and Cumming area.

Hail damage is going to be almost impossible to spot from the ground level due to the smaller size hail we experience in Georgia (1-2 inch typically). In the Midwest or Texas, hail can reach softball size, at which point it can create holes in a roof. However, we just don’t see that amount of damage in Georgia.

Despite the smaller size of hail storms in Georgia, it can still damage your roof and cause significant problems. Here is a picture of hail damage found on a roof in Atlanta:

You can see in this picture where the fibers of the shingle are actually exposed from the impact. This will result in fast deterioration in the shingle and eventual leaking inside.

Again, it is very difficult to spot this damage from the ground because of it can be mistaken for blistering in the shingles, which is caused by heat getting trapped in the asphalt. It is best to have a roofing contractor perform an aerial inspection of the roof to determine if it has sustained hail damage.

Tree and Debris Damage

Georgia is home to a plethora of trees and nature, which is great for us but not so great for our roofs.

Trees constantly drop debris, cast shade, and potentially even fall on our roofs. During your post-storm walk around inspection of your property, if you notice a significant amount of debris laying in the yard or surrounding the property, this is a sign of possible debris damage.

This is the most obvious type of roof damage that exists and generally requires urgent mitigation. If your property sustains tree damage, you should call a local roofing contractor that provides emergency tarp service To minimize the interior damage that may follow.

Other Sign of Damage To Look For

There may also be signs inside the property that are signs of roof storm damage. Those signs include:

  • Drywall cracking
  • Water puddles on the ground (obviously!)
  • Water stains on the ceiling
  • Unusually hot or cool temperatures inside
  • Mold or mildew stains

Again, it’s best to have a professional roofing contractor take a look and make sure there is nothing to be concerned about. The National Roofing Contractors Association recommends that homeowners get their roof inspected by a professional twice a year—once in the fall and once in the spring.

DOs and DON’Ts

DON’T Give In To Storm Chasers

This is possibly the most important point in this article. There are contractors all over the country that do nothing but chase storms in order to take advantage of the quick money that can be made from helping you file an insurance claim after a storm.

While not all are dishonest, storm chasers are typically not local companies with a long standing reputation. It is always best to stay away from doing business with door-knockers and storm chasers. Call on a trusted local roofing company to help you, so you know they are there if anything goes wrong with the roof down the road.

Is a roof leak an emergency?

When it rains, it can pour, especially when you have a leaking roof. There are several things that a homeowner dreads, among them are the mortgage payment, insurance premiums, and property taxes.  Those are all necessities unfortunately with homeownership.  What isn’t a necessity but is a likelihood is termite infestation and a leaking roof.

As a homeowner, any size of a leaking roof may seem like an emergency, but when is a leak in roof of house really an emergency? Obviously, if the rain is profusely pouring in, it would be considered an emergency. Or if a part of your roof has been damaged or removed during a storm, that would be a leaking roof emergency. Other examples of an emergency leaking roof would be:

  • Large Area of Missing Shingles: When you see a large area or several missing shingles, the damage at that moment may not seem like an emergency if there isn’t leaking roof at that moment. However, if the issue isn’t addressed with repairs being completed, it could become a bigger problem and bigger emergency later. 
  • Roof Decking Rotted: Rotting roof decking is a situation that should be deemed an emergency. Wood rot is typically caused by moisture. In a roof, that wood rot and moisture can from inadequate ventilation, or a leaking roof. Once a roof decking begins to rot, it has put your home’s entire structure in jeopardy. 
  • Your Home is Exposed to the Weather: It may be just a few shingles in one area, a massive hole, or the entire roof is gone that is leaving your home’s interior exposed to the weather, your leaking roof is an emergency. 

Can leaking roof cause mold?

 While water is a wonderful natural source, it is the enemy to your home. A leaking roof and water damage go hand-in-hand, so yes, that small drop or trickle of water coming through your ceiling will do a lot of damage in short time. Once you have a leaking roof, it will find its way into all the porous materials of your home and start creating damage. 

Along with the structural damage, as the wood and other materials sit wet from the leaking roof, mold growth begins. A leaking roof isn’t only a structural issue, but it becomes a fire hazard and a health hazard too. 

What do you do if your ceiling is leaking?, How do you fix a leaking roof from the inside?

Where there you have leaking roof with water dripping or trickling from your ceiling, creating a puddle on the floor, you need to take damage control steps. A start would be on the inside of your house with these steps: 

  • Clear the Area Inside Around the Leaking Roof: Move your belongings and furniture that you can out and away from the leaking roof. If you can’t move it, cover it with plastic tarps. This includes all clothing, electronics, rugs, etc. 
  • Position a Bucket Under the Leaking Roof Area: Once you have clear everything possible away and out of the area, place a plastic tarp on the floor and bucket on top of that  under the leaking roof area. Punch a hole in ceiling so that any water build up is released and drains into the bucket. This will keep water from spreading over the rest of the ceiling, causing more damage. 
  • Find the Source of the Leaking Roof: If you can gain access to the attic, try to find the source of the leaking roof. Where the water is dripping is probably not where the leak is located. You’ll need to use a flashlight and follow the trail up the decking and rafters to see where it is coming from.  

Once you find the entry point, get a piece of plywood, nails, and roofing cement. Cut the plywood so that it is approximately 2 inches bigger all the  way around than the leak.  With a putty knife, spread the roofing cement around the leak and then press the plywood in position and nail it in place. Then spread more roofing cement around the edges and over the nails. Remove and dispose any wet insulation. This will not be reusable after getting wet. 

Once you have stopped the leaking roof from coming inside your home, call a roofing contractor and schedule an inspection and estimate. After you have received 2 or 3 estimates, file a claim on your homeowners’ insurance. In addition to knowing how do you fix a leaky roof, always keep these supplies on hand for future leaking roof emergencies.

1) Be alert and safe

So, can you do your own gutter installation? 

Your house doesn’t have gutters, and you realize the importance of having gutters. So, do you have to hire somebody to do a gutter installation? Or your wondering, “Can I install gutters myself?” The answer to that is yes, but it may not be as easy as you think. You can purchase the pieces you need, and it will come with gutter installation instruction, but there are some questions you’ll still have. It is those questions that we’re going to try to answer here. 

Downspouts and rain gutters collect rainwater and carry it out and away from your home. Without a gutter system, that rainwater will erode the soil and seep into the foundation, splash, and splatter dirt on the siding. In time, the rainwater seeping into the foundation will make its way into the basement or the crawlspace.

Typically, homeowners have their gutter installation done by professionals, but if you’re decent with basic tools and don’t have problem with heights, you can your own gutter installation. You’ll find the materials and accessories you’ll need at your local home improvement center, a lumberyard, or a local roofing-supply firm. 

Here, we are going to provide basic gutter installation steps, but your gutter system will likely come with the manufacturer’s instructions too. Before you start the following steps, check for rot along the fascia and make any repairs needed. It is easier to do it now then later.  

1. The Chalk Lines

  • Starting at the gutter run’s highest point, mark the fascia 1-¼ inches down from the metal drip-edge flashing.
  • At the fascia’s other, mark the low end, remembering that the slope should be half an inch for every ten feet of gutter run.
  • Between these two point, snap the chalk line.

2. Install the fascia brackets

  • Pinpoint the rafter tails locate behind the fascia; usually found on 16” centers and recognized by the nail heads.
  • Along the chalk line, mark every other rafter tail.
  • Make a pilot hole ⅛” in diameter through the fascia, into the marked rafter tail.
  • Using quarter inch stainless steel lag screws, fasten the fascia brackets sot the screws are in two inches.  Stick each lag screw in a bar of soap to make them go in the fascia board and rafter tails easier.

3. Cut the  gutter to length

  • Cut the gutter sections to length using a hacksaw or a 12-inch power miter saw.
  • For a gutter installation that goes around a corner, cut a 45 degree angle on that corner end. 
  • If there are two sections of run in your gutter installation, overlap the two pieces by 8 inches and connect together on the bottom side with self-tapping, 3/8” long stainless steel screws. 

4. Install the end caps

  • At the square-cut end of the gutter run, attach  an end cap using aluminum pop rivets. 
  • Hold the end cap with a single sheet metal screw temporarily, then drill a hole that is 1/8” in diameter and install a pop rivet.
  • Use a pop rivet to replace the temporary screw.
  • Use a silicone caulk to seal the rivets and the end-cap seams. 

5. Cut holes for downspout

  • Your gutter installation kit probably came with a downspout outlet to trace the location for the downspout on the lower end of the gutter by running the gutter upside down with the outlet on top.
  • Trace inside the outlet mark where downspout will go on the gutter.
  • Drill a quarter inch in diameter hole in the center of the outline.
  • Turn the gutter over and with a 4” hole saw, cut the downspout hole.

How do you attach gutters?

The next step will guide you on how to install the gutter runs: 

  • Place the gutter run in the brackets that are fastened to the fascia.
  • Turn the gutter upward so the back edge slips in the hooks at the bracket tops.
  • Drill a hole3/15” size through the bracket screw-mounting hole in the gutter front edge.
  • Secure the gutter run to the bracket with a 1” inch long stainless steel machine screw with a flanged nut.

Form strip-miter joint 

  • Cover the joint between gutter run lengths at each corner with a 3” wide strip of aluminum.
  • Wrap the strip tight around the gutter underside and secure it with 8 sheet-metal screws.
  • From the top, cut a triangular section the strip and fold down the two flaps around the gutter top edge.
  • Caulk these joints with siliconized caulk to waterproof.

Finishing Up 

Connect the downspouts to gutter by securing to the gutter with screws and connect the downspout elbow to the protruding. Connect another elbow to the house and make a piece of downspout fit between the two elbows. With needle nose pliers, crimp the elbow to fit in the downspout and connect all together with screws.

Do you install gutters under drip edge?

It is recommended that your gutter installation with drip edge either behind or under  the drip edge of the roof. With a proper gutter installation below the drip edge, the water could drip behind the gutter run, damaging the fascia and other supporting components.

How do you seal a gutter joint?

Yes, and you could use any type of caulk that will stick to a clean and dry gutter. However, what you don’t want to use to seal gutter joints is a silicone caulk. While this product will stick to a dry surface and makes a tight water bond when cured, you can’t paint it.  So, what kind of caulk should you use?  Here are three that are recommended for sealing gutter joints once you have completed your gutter installation: 

  • Butyl Rubber Caulk: Butyl rubber caulks are an excellent choice to repair a leaky gutter. It works well in cold and hot temperatures, adhering quickly as it cures and keeps it flexibility. 
  • Polymer Based Caulk: A professionally used caulking compounds, this is an excellent choice to repair leaking gutters and for a new gutter installation. Choose a tri-polymer caulk that is a hybrid polymer formula without any solvents. It won’t shrink while curing, works good on aluminum or PVC gutter systems. 
  • Urethane Based Caulk: This contractor grade caulk is an excellent choice to repair your gutter system, using a composite of polyurethane and urethane instead of silicone but has the qualities that silicone caulk offers. Qualities like flexibility, long lasting, quick curing, and UV resistant.
